Hints on Careing for Cracked Asphalt Driveways

Have you ever drove past a really pretty house and then realized what bad condition the driveway was in? The only thing more alarming than discovering another home's driveway being like this is when it is your house's driveway. It is a proven fact that if you are going to list your home on the market for sale, a faulty driveway will be a drawback. It may be one of the first areas that an individual notices when they pull up to a house.

Provided you are lucky and possess a driveway that is in excellent shape, according to where you live it might not continue to be that way. People who live in regions that can have harsh winters or gets more than normal rainfall can have the worst driveway problems.

There are a number of procedures that might aid in helping your driveway from cracking, chipping, and coming apart. Reseal a driveway before cracks start showing up or when the dark black color starts to fade. After the cracks have been made, water gets into them and beneath the asphalt. If it freezes, it will expand and instigate additional splitting. Resealing your asphalt driveway is a necessary job, but should be something you maybe could do yourself.

After a driveway already has cracks, there is something you can do. If possible, clear out the base of the crack so it is made wider than at the top surface of the crack. If you have deep openings, you possibly need to place sand or backer rod crack filler first. Backer rod is moisture resistant crack filler. Fill up the spot to within an inch of the cracks surface. Now you are ready to use regular crack filler. These fillers are available in a liquid that you can pour into the cracks or you can get a tube that is a denser solution that is applied with a caulking gun. When the filler is put in, you can use a piece of wood or trowel to smooth the surface.

Pick a time when you will have several dry days before you begin the resealing job. Scrub the driveway all over with an asphalt cleaning product. This special solution will clean oil spills that will eventually induce soft spots due to its petroleum additive. Let it dry thoroughly. The tools you will want to put on the sealer you obtained are much the same as those used for putting on paint.

A long roller handle and a long nap roller sleeve can work well or you may use a large squeegee. An old paint brush may be used to cover spots that are hard to get to conveniently, like the edges and curbs. Be sure to cover all spots thoroughly and always read the instructions carefully. This should prevent the driveway from cracking and water damage to the asphalt as long as suggested by the repair materials you purchased.
